Duration of Inspection

 On average, the inspection will take between 2 to 3 hours, depending on age, size and condition of the property/building. We encourage you to join the inspector for the duration of the inspection process.

Scope of the Inspection

A comprehensive visual inspection is performed on the systems and components of the building. We inspect residential buildings, individual dwelling units in apartments and condominiums, and light duty commercial and industrial buildings.

New Houses   

New home owner's has specific times within specified periods to record and report any defects, flaws, unusual features and other concerns with their home.

It is a standard practice for every new home in Ontario to be protected by a mandatory warranty provided by home builders and supported by Tarion Warranty Corporation. Tarion is a non-profit, non-government private corporation established in 1976 to protect New Home purchasers according to the terms and conditions of the Ontario New Home Warranties Plan Act.

There are three opportunities to record and report any concerns with your new home.

  • PDI  - A Pre-delivery Inspection with the builders representative prior to taking possession of the house. It is recommended that you have an independent inspector present during this inspection process.
  • 30 DAYS  - There are thirty days after taking possession to document and report any concerns to your builder.
  •  1 YEAR  - Prior to your one year owners anniversary there is another opportunity to document and report any problem discovered.

The One Year Inspection is the most crucial and a detailed report must be presented to TARION and the  BUILDER.

Provisions are also made for Extended Warranty coverage, new home owners are protected up to two years against specified defects/failures and up to seven years for major structural problems. Every building/structure must settle and there are those where settlement are continuous by virtue of the type of foundation and the nature of its soil. The objective is to prevent uneven settlement and differential movements.  

Initial Settlement in new buildings can have serious and costly consequences.

Having an Home Inspection done by a professional home inspector is recommended.

Quality Assurance

Our site representatives/site inspectors prevent, eliminate and/or minimize the possibility of non-compliance, mistakes and hidden flaws.

During the process of house construction a site inspector will be placed on site at different phases of the construction from sub-structure to super-structure ensuring compliance and conformance to specification and design.

Where non-compliances are identified site instructions to the effect will be issued to the builder or his site representative followed by a comprehensive written report.

Resulting with a home of optimum quality built to our clients satisfaction and desire.

It is a common practice in Ontario for tradesmen, contractors & builders and other practitioners in the building industry to apply or use the minimum acceptable standard even when it would be more useful to use or apply a standard which falls between maximum and minimum.


An example range can be as follows:

Mid-range would be somewhere about 4 or 5, and even 3 would be better than a minimum one (1).
